Questions about Langley zoning
How do I find the zoning of a property in Langley?
Type the address in the search box on this page. Langley has two municipalities, the Township of Langley and the City of Langley, and the box searches both. Each property has its own page with its zone, its lot size, how many homes the zoning allows, and the bylaw section behind every rule.
Is my address in the Township of Langley or the City of Langley?
The search results say which one. The City of Langley is the smaller city in the middle, around the downtown along Fraser Highway. The Township of Langley surrounds it and includes Willoughby, Walnut Grove, Murrayville, Brookswood, Fort Langley, Aldergrove and the rural areas. Each has its own zoning bylaw.
How many homes can I build on a house lot in the Township of Langley?
In most Township house zones, up to 4 homes on one lot, or 3 on a lot of 280 m² (3,014 sq ft) or less, under the Township's rule for small-scale multi-unit housing (Zoning Bylaw 2500, Section 102). The lot must be inside the urban containment boundary, smaller than 4,050 m², on municipal sewer and water, free of heritage designation, outside the Willowbrook Transit-Oriented Area, and its driveway must not open onto an arterial road. A lot that does not meet these conditions keeps the zone's own count, usually a house with a suite or a separate accessory home. Each lot page checks these conditions against public records.
Where does this information come from?
Lot records and lot outlines come from the Township of Langley and City of Langley open data. The urban containment boundary comes from Metro Vancouver open data. Zone rules come from the Township's Zoning Bylaw No. 2500 and the City's Zoning Bylaw, 2025, No. 3300. Every rule on a lot page names its bylaw section so you can check it.
Can I rely on these pages to buy or build?
Use them to see what the bylaw allows and what to ask. Confirm with the Township or City before you buy or apply for a permit, because bylaws change and some conditions, such as where a driveway opens, can only be checked on site. Lot sizes are measured from map outlines; a survey gives the legal figure.
