Crescent Beach
An early construction feasibility review changed a proposed lift and basement into an interior renovation. This is a planning example, not a documented pre-purchase assessment.

A builder's assessment of a home or lot before you commit to buying it.
Book a CallA property can look right for you and still need work that changes the purchase decision. We look at the home or lot from a construction perspective, with your plans in mind.
This is available as a standalone service. You do not need to commit to a renovation or new build with us. We assess what can reasonably be established from the available information and access, and identify where a specialist's review is needed.
A construction assessment does not replace a home inspection, an engineer's report, or legal advice. Its purpose is to connect the condition of the property with the work you are considering and the budget that work may require.
Review accessible areas for construction concerns that could affect the proposed work.
Discuss how your plans fit the existing home, structure, and site.
Outline a preliminary construction cost range with the assumptions and unknowns clearly identified, not a fixed-price quote.
Identify issues that need an engineer, inspector, or other specialist before you rely on a construction plan.
Flag zoning, permit, and access questions to confirm before progressing to design or construction.
How it works
Send the property information, available drawings or reports, and the changes you are considering.
Confirm access, the questions to investigate, and the limits of what can be assessed before purchase.
Assess the available information and accessible conditions against the proposed renovation or build.
Review likely scope, rough cost guidance, red flags, and any specialist checks needed to inform your decision.

No. A home inspection and a builder's construction assessment serve different purposes. Our assessment focuses on the work you are considering, its likely scope, and construction risks. Use the appropriate inspector and specialists for their respective advice.
The assessment provides rough cost guidance based on the information available. A firm price requires a defined scope, design information, and further investigation where conditions remain unknown.
Yes. We can review the proposed build against available site information and flag construction, access, and approvals questions. Municipal confirmation and specialist reports may still be needed.
We agree the scope around the access and records available. Concealed conditions cannot be confirmed from a visual review, and any gaps or assumptions need to remain part of your purchase decision.
