Venture Pacific partners with Metro Vancouver and the Fraser Valley homeowners to build 3 to 6 homes on a single lot. Through a transparent GP/LP structure, you contribute the land; Venture Pacific provides the capital, design, permits, and construction, and carries the construction risk. You keep ownership and share in the project's proceeds at completion, subject to the terms of the partnership agreement.

How the partnership works
What does a GP/LP partnership mean for a Metro Vancouver and the Fraser Valley homeowner?
In a GP/LP (General Partner / Limited Partner) partnership, you contribute your land equity as the Limited Partner. Venture Pacific acts as General Partner, managing the design, municipal approvals, financing, and construction, and carries the construction risk. You keep ownership rights in the project and share in the profits at completion, without having to self-finance the build or manage contractors.
Do I have to sell my property to partner with Venture Pacific?
No. The partnership model is a structured alternative to selling. Instead of selling your land outright, you contribute it to the project as equity. Your land stays inside the partnership until the project reaches its exit, either a strata sale of the finished homes or a refinance and hold as rental. You don't sign away the land; you put it to work.
What is the first step to find out if my lot qualifies?
Book a free consultation. We review your lot's address, zoning, and basic site data, most of this is available from public records before we even meet. From there, if the initial read is positive, we move into a detailed feasibility review covering unit count, servicing, and a financial outline. No commitment is required at either stage.
Who carries the construction risk in a Venture Pacific partnership?
Venture Pacific carries the construction risk. If the build runs over time or budget through circumstances within our control, we absorb that difference rather than passing it back to you. That is one of the core terms of the partnership, you're not exposed to open-ended construction liability.
