Our Process
1. Complimentary Consultation
We’ll meet with you to discuss your ideas and explore the value that Venture Pacific can bring to your project. We’ll outline the following steps and explore how working together could be a good fit.
2. Conceptualize + Design Your Project
Moving forward, Venture Pacific will complete a project design, including floor plans and 3D renderings of the interior and exterior of your home for a low investment fee. The design will include your individual needs and preferred budget. If you already have floor plans, we can review those plans, make suggestions/edits, and complete the 3D renderings before moving on to Step 3.
3. Pre-Construction Services
During the pre-construction process, we finalize all the construction details, including input from trades and suppliers, design consultants, engineers (as applicable) and the local government, all in preparation for the building permit application. We finalize any modifications to the plans and complete the project specifications package. In addition, a pre-construction services agreement reserves your position in our construction schedule. With completed drawings and specifications, we finalize the total project costs of your new home and submit for the building permit.
4. Construction Agreement + Construction
Prior to starting construction we commit to your new home’s complete design, finishes and selections and agree to a fixed construction price. We select and schedule all the appropriate trades and suppliers required to construct your new home. Ongoing communication is important to us – we will keep you updated on all aspects of the project’s progress. Since we’ve agreed on a fixed price, you never have to worry about increasing costs. Of course, if you want to change anything along the way, we’ll make sure you know the impacts to the budget and schedule so you’re always making informed decisions.
5. Move-In & Post Construction
Our goal is to make your transition into your completed home as smooth as possible. Even after you’ve moved in and life goes on, we’re there for you with a third-party ‘2/5/10 warranty’ on all our new custom homes.
