How we work
What construction management actually means day to day.
Construction management is a delivery model where the builder's fee is transparent and the builder sits on the same side of the table as the client. You see the real cost of trades and materials as the project progresses, not a lump sum that hides the detail and leaves you guessing where the money went.
Most of our custom home and renovation projects begin under this cost-plus model. As the design and selections become fully defined, the pricing can convert to a Guaranteed Maximum Price, a cap you will not exceed, or a fixed-price contract, depending on what level of certainty suits your project and your budget.
Getting involved early is the difference between a realistic budget and one built on assumptions. When we join before the drawings are final, we can flag decisions that do not match the budget, suggest alternatives that do, and keep the design grounded in what the site and the investment can actually carry. That alignment is less visible than finished millwork or a new foundation, but it is what keeps a project on schedule and on budget rather than full of surprises at the end.
We run all active projects through Buildertrend, our online project portal. You follow progress, budget, and milestones in real time, not through a weekly phone call that may or may not happen.

What is construction management and how is it different from a fixed-price contract?
Construction management is a delivery model where the builder charges a transparent fee on top of the real cost of trades and materials, so you see the actual invoices as the project progresses. A fixed-price contract instead bundles everything into one number set before construction starts, which hides the detail of where the money goes. Most Venture Pacific projects begin under construction management and can convert to a Guaranteed Maximum Price or a fixed price once the design and selections are fully defined.
How much does it cost to build a custom home in Vancouver?
Custom home construction in Metro Vancouver and the Fraser Valley typically runs $350 to $550 per square foot for hard construction costs, depending on finish level, site conditions, and municipality. That range does not include design fees, permits, or land. A free initial conversation gives you a number specific to your project rather than a regional average.
Do you build new homes or only renovations?
Both. Venture Pacific's Build division constructs new custom homes, manages major renovations and additions, restores heritage and character homes, and delivers high-performance builds to advanced Energy Step Code levels. The right starting point depends on your existing structure, budget, and goals, which is what the first consultation is for.
How long does a custom home or major renovation take?
A new custom home typically takes 12 to 18 months from permit issuance to handover, depending on size and complexity. A major renovation or addition usually runs 6 to 12 months. Design and permitting add time before construction starts, often another 4 to 9 months depending on the municipality and whether a variance or rezoning is required. We build a project-specific schedule during pre-construction planning rather than quoting a generic timeline.
What is a Guaranteed Maximum Price and when do you offer one?
A Guaranteed Maximum Price (GMP) is a cost cap added to a construction management contract once the design, engineering, and material selections are fully defined. Below the cap, you still see the real cost of trades and materials; above it, the builder absorbs the difference. We typically offer a GMP once the drawings and selections are locked, not at the very start of a project when scope can still change.
Can I hire my own architect or interior designer, or do you provide one?
You can bring your own architect, interior designer, or design team, and we coordinate directly with them throughout the project. If you do not have one, we can recommend designers we have worked with before based on your project type and style. Either way, we get involved before the drawings are finalized so design decisions stay aligned with the real budget.
Are you licensed and insured for construction management in BC?
Yes. Venture Pacific operates as a licensed construction management firm in British Columbia and carries the insurance required to manage residential construction projects, including new builds, major renovations, and heritage restorations. We can provide proof of licensing and current insurance coverage on request during the consultation stage.
What happens if we find a problem, like old wiring or asbestos, once construction starts?
On a renovation or a demolition ahead of new construction, we identify likely issues, outdated wiring, aging plumbing, asbestos-containing materials, structural non-conformities, during pre-construction investigation whenever possible, since that costs a fraction of a percent of the project and avoids mid-build surprises. When something is found once walls are open, we document it, price the remediation, and confirm the change with you before proceeding rather than treating it as a hidden cost.
